trusted
floor sanding & restoration specialists.
Floors of London did the best job — fantastic finish on both a parquet floor and difficult old pine floorboards. They are super professional, considerate, helpful and knowledgeable. There was hardly any dust and they left everything very clean. Top recommendation for sure! The house is transformed!
Miss G
Vel and Rado did an excellent job restoring our wooden floors. They explained the process clearly, kept us informed throughout, and offered very competitive pricing. Professional, reliable, and highly skilled, they are among the best tradespeople I've worked with. Highly recommended!
Aron TarjaniRado viewed the job, we agreed a price and a start date. The sanding job took 2 days and Rado did a great job in restoring our century old parquet flooring by fixing loose boards, sanding, filling and lacquering them to provide a beautiful finish. Very clean and tidy as well. I would highly recommend.
Barry · LewishamVel and Rado recently replaced my old flooring with new wooden flooring throughout my 2 bedroom apartment. I don't leave reviews often, but this is totally well deserved. A very professional service from start to finish. Hard workers, very tidy and project completed ahead of time. 5 Stars.
James ReesVel and Vince did a wonderful job of laying our engineered wood floors. They were meticulous and excellent at communicating with us — a joy to have around. I cannot recommend highly enough. Thank you!
Clem HarrisonVel and his brother are true pros when it comes to flooring. They know their craft inside and out and always deliver top-notch results. You can count on them to show up on time, do the job right, and treat your space with respect. They're honest, hardworking, and take real pride in what they do.
Jonathan · CatfordVel and Radou completed a full flooring refit in my flat, including stairs. The job was completed to an extremely high standard, they were both highly professional, and I'd highly recommend them.
Ian BrotherstonA typical 10–12m² room is £450–£800 including gap-filling, sealer and two top coats. A whole ground floor is usually £800–£1,800. Every quote is confirmed in writing after a free site survey — the final figure depends on the floor's condition, the square meterage and the finish you choose.
We run continuous dust extraction on every machine, so there are no sheets over your kitchen and no week of cleaning afterwards. A very fine amount of airborne dust is unavoidable with any sanding, but in practice most clients are back to using the room the same evening.
A single room is usually one to two days. A whole ground floor is typically three to four. Oiled finishes are walkable within hours; lacquers need a little longer before furniture goes back — we will give you exact timings at the survey.
Yes. We repair and re-finish original parquet, including Victorian and Edwardian period blocks, and we match missing tiles from reclaimed stock wherever possible. Parquet work starts from £50/m² depending on condition.
We are based in Eltham (SE9) and most of our work is within a five-mile radius — Greenwich, Blackheath, Lewisham, Dulwich, Herne Hill, Bromley and Chislehurst. We regularly take on projects in Kensington, Chelsea, Clapham and Wandsworth, and we consider listed-building and architect-led work nationally.
All finishes are guaranteed for two years. We are a family business — the same team is on every job, with no subcontractors — so if the floor does not feel right, we come back and put it right.
No. We move furniture as part of the job and put it back when the floor is ready. Just let us know at the survey if anything is especially heavy, fragile or valuable so we can plan for it.
